Sa Guarda

The project is built on a slope overlooking the Mediterranean sea. The site consists of the main villa Sa Guarda, the caretaker's house and the pavilion la Grotta.
The technical installations have been developed with the highest comfort and are of extremely high quality. The ventilation is achieved through three different air handling units. The air conditioning in the spaces happens mainly static, soundless and without draught. We apply climate ceilings with very high performance and in the winter the air-conditioned floors. The climate ceiling is a Swiss-German concept and has extremely good acoustic qualities.
All concept choices are in the sign of comfort on a silent and draught-free way. At an outside temperature of 32°C and 80% of relative humidity a comfort of 21°C is reaches on a static way. The professional kitchen of Sa Guarda is equipped with a corresponding air treatment as space compensation and all air system.

Sustainability principles. The generation of cold-and heat energy is provided via geothermal heat pump technology making the mansion is heated during the winter period for free with the stored heat of the summer season. The project provides in its own drinking water. In the water circuit, from water treatment to the drainage systems, each liter of water is used and reused in a sustainable circle of water recycling on the site.

The site and the buildings are equipped with KNX. All installations function with each other and can be managed and operate remotely. These are the HVAC installations, the space temperatures per space, the burglary installations, the camera systems, the access control, the hi-fi equipment, the lighting and fire detection. The project will be monitored daily on use, settings and usage.

Above all the project attract attention in atypical solutions for detailing of technical and aesthetic challenges. Technology and comfort are present without demanding attention in a visible way.
